
We offer 4 house models:
- Golf Villa, bungalow with living area of 102 square meters;
- Augusta, bungalow with living area of approximately 200 square meters and terrace area of approximately 70 square meters;
- St Andrews I, two-storey house with living area of 144 square meters;
- St Andrews II, two-storey house with living area of 192 square meters.
When referring to the living area we only indicate the indoor space of the house. All outdoor spaces are specified separately.
All houses are equipped with air–conditioners in bedrooms and water heaters in the bathrooms and kitchen. The living rooms are equipped with ceiling fans with provisions to install air–conditioners if preferred.
Major construction details of the houses:
- Reinforced concrete structure
- Plastered gypsum board with galvanized steel frame
- Insulated with aluminum foil under the roofing tiles
- Doors and windows will be of high quality poly vinyl chloride
- Double walls of cellar lightweight concrete blocks (only in bungalows)

We concentrate our marketing to build houses in the Northern part of Thailand and in particularly around Chiang Mai with many golf courses of high class. The houses will be built in already existing housing areas of high standards with direct connection to the golf courses.
The houses must further be located inside already existing housing development projects of good standards. We intend to set up our first project at Green Valley golf course and house compound that is located approximately 10 km or 20 minutes drive north of downtown Chiang Mai. The golf course was opened in 1990 and its layout and other details are to be found at the website: www.thaigolfer.com.
Any foreigner can buy and own a house, but only Thai citizens can own land in Thailand. Therefore, we will lease the land as per separate contracts and sell the houses to our customers if of foreign origin. The basic idea is to lease the land over 30 years and extend the lease for 2 more 30 years’ periods. The leasing contract can be transferred or sold to a third party if so preferred. Contracts can be obtained upon request.

House owners have to pay a maintenance fee when living in an established compound in Thailand. This maintenance fee includes services such as garbage collection, cleaning and maintenance of roads and common areas inside the compound, security, etc. At Green Valley, the maintenance fee is approximately 5,000-11,000 baht per annum depending on land size.
